Priority One Property Management and 23770 HWY 224
If you’ve found this page then you found me on Craigslist. A PDF copy of a report I assembled is available
HERE.
A bit of background on the situation..
We moved in on the 2nd of January 2010. The day we signed the 6-month lease was also the walk-through day. We pointed out that several areas of the ceiling were mushy and wet from a leaking roof but Julie Gutwig with Priority One Property Management blew us off in a very condescending way. I am a professional Structural Inspector so I know these types of people when I encounter them. I said to her as I was signing the lease “if it doesn’t get fixed you’ll be sorry!”. Well, not a month went by and it got worse. After repeated and constant attempts to contact her we finally got their stoner maintenance man out to assess our roof situation. He noted several large holes caused by large tree pieces falling which in turn caused the leaking we pointed out to her back in January. A little while longer and constant pestering brought out the dreaded small-timer roofing company; a family friend of the owners. This guy was a complete joke and if he were on one of my projects I’d shut him down in a heartbeat. It took them over a week to get the roof torn off and replaced with metal but during that week we had torrential rain. They cheaped out and did not purchase tarps to cover the roof during the intermediate period allowing many MANY gallons of water to intrude onto the ceiling. The ceiling in this house is the only thing between the roof sheathing and the living space so naturally the water ponded up and ran down to the walls. The first thing water does is find a place to escape which happened to be every single (no shit) door frame and window frame in the ENTIRE HOUSE. Check out the pictures below if you do not believe me. After trying to rectify this whole fiasco we finally got the owner (an old lady, and I mean OLD) to come assess the situation with Julie by her side. She told us, with the consent and acknowledgement of Julie and the retarded roofing guy, to run the electric baseboard heaters for 2 weeks solid to dry the walls out. They said they’d pay us back for the utility usage which we never got. Here’s a nifty email from Julie regarding this:
ok, I will see you then weds about 3:30 pm.
Thanks,
Julie Gutwig

But if there is a add’l problem I do need to come see it 1st hand, especially if you are asking for such compensation below. John has told me that once he showed up for an appointment with you and you were not there, and another time you turned him or his worker away .He also stated you were not returning phone calls, he has all this documented.?He has told me that he could have had this done a long time ago, if he could have gotten in sooner. He has told me that when he was there the heat was not on. John has said that he is lined up for next week to complete the repairs. If he can’t keep appointments with you he can’t fix the problem.

I will be happy to come out and check out the problems you are talking about and then discuss with the owner possible compensation. I cannot however just give you you a credit without seeing the issues. I am available? anytime next week, let me know what works if you would like to meet me or I can set up a 24-hour notice and come in so you will not have to take time for that.

>> >>And you still didn’t address the compensation issue. The elderly woman that owns the place told us it was “no trouble” in reference to compensation for the extra electricity. We kept the heaters on and the doors closed for a week solid just like we all agreed. The carpet guy did a great job and got that all cleaned up but the ceiling “bled” and it smells TERRIBLE in those rooms. That Johnny guy went into those rooms a few days ago and apparently could not smell anything out of the ordinary. Incredible. You should come smell the musty mold-like scent that is permeating those rooms. I went to the Oregon Bar website and found this handy paragraph:

>> >>”You can also sue for damages-how much the value of the rental was reduced because of the needed repairs and costs incurred because of the problem. You can sue only if you were not responsible for causing the damage, and you told the landlord about the problem or the landlord should have known about it.”
>> >>
>> >>To me this sums up our entire situation perfectly. We have been living with only half the house we originally agreed to rent because of “needed repairs because of the problem” so I feel we are entitled to a reduction of rent by at least $600 PLUS another $200 as compensation for electricity use involved in drying the place out. I feel I have a pretty good case here with excellent documentation so it would be in your best interest to rectify this situation as soon as possible. If I don’t get satisfaction by Monday, March 1st, 2010 I will contact a local lawyer and let them deal with you.

Tired of it yet? There’s much more. So June 6th I get a call from Julie Gutwig telling us the owner needs the house for a relative and we have until August 8th to vacate. I told her “cool, we’re buying a house anyway this summer so the timing works out”. Not a problem.. Until some creepo comes knocking at our door this morning. He left on foot so I can only assume he rode the bus out to look at the place. Motherfucker almost got shot. Anyway, I just got on Craigslist at 4:30pm June 8th to find our fucking house listed ON craigslist for rent. Wow. Please note that there is MASSIVE AMOUNTS OF MOLD growing behind all the walls of this dwelling AND the ceiling. If you want mold death be my guest and rent this place. Contact me via email (located below the pictures) if you want to discuss this in detail and possibly come look at the damage before they cover it all up and feed this shit to you. There you have it,
RENTER BEWARE
.
Update 6/24/2010 11am. Found our house on Craigslist AGAIN but this time it was listed through a company called “Rental-Data”. They didn’t bother to tell prospective renters that WE STILL LIVE HERE and if you come down my driveway I will be VERY PISSED OFF. I am unpredictable and “might” do something I “may” regret.
